Witness
On some documents, one or more witnesses may also be required to witness the signing of the document. These witnesses must meet certain criteria to qualify:
- Be at least 18 years old
- Have appropriate documentation for ID verification
- Cannot benefit in any way, directly or indirectly, or be mentioned in the document
- Must be of sound mind and understand what they are doing as a document witness
- Cannot be under the influence of any drugs
PGI can provide impartial witnesses if needed. These witnesses are paid for their time and mileage as well.
$35 per paid witness provided by PGI.
Mortgage Field Property Inspection
Lenders and mortgage companies have the legal right to ensure that the property securing the loan is in good condition. Therefore, they pay Field Property Inspectors to drive to the property, take photographic proof, document the property’s condition, verify utility status, and sometimes assess if the property is occupied or vacant. There are many levels of property inspection and preservation. PGI will currently perform the following:
- Drive By – all photos can be taken from inside the vehicle of the property inspector. There is no entering the property. Questions are answered based on what is visible from the street.
- Curbside – all photos and inspection occur from the street. There is no crossing the curb or entering the property. Questions are answered based on the portion of the property visible from the street.
- Exterior Inspection – all photos and inspection occur on the exterior of the property only. However, the property inspector will be walking onto the property, but not entering any gated areas. Photos and questions may include the backyard and back side of the property. Inspection may include verifying whether or not utilities are currently turned on. An assessment is made as to whether or not the property is occupied.

Courier
Businesses and companies often need to have documentation or other items picked up and delivered somewhere. Depending on the situation, it is normal to also return proof of delivery back to the originating business or company. Some examples of courier service items supported by PGI:
- An attorney may need a check dropped off. However, the identity must be verified and a document must be signed prior to handing over the check. Proof of delivery is returned to the attorney.
- Biohazardous materials, such as lab tests, need to be picked up from the lab where the same was taken and delivered to the lab where the tests will be completed.
Pricing
- $25 for any delivery within a 20 mile radius within the KC Metro area
- $10 for return proof of delivery documents
- $1 per mile over the 20 miles
