If the provider allows a Remote Online Notarization (RON) for the documents, we can do that regardless of what state you live in. The notary must be physically in the state where they are commissioned, but the signers can be in any state. Currently using Blue Notary & Notarize.

House Photos
House Photos can be from the street, exterior of the property including backyard, and may include interior. We do need confirmation of your right to request these photos (for our security as well as any potential residents).

Courier
Are you an attorney, medical lab, or other business that needs to have items, supplies, or documents picked up, delivered, often signed for, and proof returned? These are the types of services provided by a courier.

Settlement Agreement
Sometimes life doesn't work out like we hoped or planned. When this happens, a Settlement Agreement is used to formalize the dissolution and distribution of money and items. These are most commonly used as part of a divorce or business buy-out.
SERVICE FEE: $175.00 for 1st 2 signers (if individuals must sign separately, each will have the same fee) + $50.00 each additional signer + Travel Cost
Advanced Health Care Directive
An "Advanced Health Care Directive" is also known as a "Living Will". This is a document that is typically used to give another individual the power to make health care decisions for you and sign medical documents for you.

Witnesses for Signings
Some documents require additional impartial witnesses (other than the notary). The signers can provide witnesses, or they can hire us to provide witnesses. These individuals are paid for their travel & time. Witness criteria is listed in the FAQ section.

Power of Attorney or DPOA
A Power of Attorney (POA) and Durable Power of Attorney (DPOA) are documents that are typically used to give another individual the power to make financial decisions for you and sign financial documents for you.

Last Will and Testament, Trust, and Estate planning documents may be created using an attorney or a DIY site such as LegalZoom. These are all documents providing instructions on your wishes after your death.

Vehicle Title & Lien Release
Requesting a Title Transfer, Duplicate Title, or releasing the buyer from a Lien (meaning they paid off the loan) often require a document to be notarized.

A Notary Public is someone who has passed minimal training and been granted the authority to act as an independent 3rd party to verify the signer's identity and signature. They may also notarize an oath, acknowledgement, or jurat where the signer states the information they have provided is accurate.
A Loan Signing Agent must first be a Notary Public. This individual has passed a more rigorous training program to accurately assist individuals with completing final loan documents to sell, purchase, refinance, or other loan needs. This individual has also had a more thorough background check.
As a mobile notary, we will meet you when and where it is convenient for you.
For many signers, they prefer to have the notary come to their home. This way they do not have to drive anywhere or coordinate childcare or pick the notary out of the crowd. However, sometimes this can be uncomfortable or inconvenient.
There are many other options besides meeting in someone's home. For example, we have completed signings in someone's office, at a local restaurant, the nearest library, a grocery store parking lot, and even a gas station parking lot.
In order for someone to serve as a witness to a document signing, there are some criteria they must meet:
They must be 18 years of age or older.
They cannot be related to any of the signers.
They cannot be involved or mentioned in the document in any way.
They must be signing as a witness voluntarily.
They cannot be under the influence when serving as a witness.
They must be competent and able to verify that they saw the individual sign.
House Photos can be requested for many reasons. One common reason is when someone is purchasing a property far from where they currently live. This could be someone who is moving or maybe an investor. Another reason might be someone wanting to sell their home as "For Sale By Owner" (FSBO) and want photos to post.
Property Inspections can be requested for many reasons as well. One of the most common reasons is to ensure the property remains in good condition. This is usually requested by the lender or mortgage company. They also usually want to ensure that the property is occupied and not sitting vacant. Another common reason is when a property is for sale, the lender or real estate company will request someone to check on the property to ensure it remains in good condition, determine any repairs or cleaning that is needed, and that it remains vacant. A good inspector will have a Field Property Inspector certification and specialized training to know what to look for and how to document what they find.
Imagine going to view a potential new home, especially without a real estate agent, only to find someone squatting in it. Or to find it has a broken fence, dirty counter tops, or tons of dead bugs everywhere. Not a good first impression for selling the home. When issues such as these are found, a restoration person will be contracted to complete the minor repairs, clean up, mowing, or whatever is necessary.
Property Inspections can also be requested for repairs and construction. If damage was done to your home and insurance is paying for the repairs, they want to ensure the work is completed before releasing the money (known as a "loss draw"). Same goes for new construction of a house, business, or addition to a property (known as a "build draw"). The lender wants to ensure the work is completed before releasing the money. Therefore, a property inspector will frequently be sent to take photos and complete a report confirming the repairs are a specific percentage or fully completed.
These House Photos and Property Inspections can be just from the street, only on the outside or exterior, or may include the inside or interior as well. It just depends on why the photos or inspection was requested.

Yes, we can notarize a document you created yourself. It can be between you and another individual or a business. It does not have to be an official form, created by an attorney, or include any legal terminology to be notarized.
The document may be typed, printed, or handwritten neatly. The document does need to be legible before we will notarize it. All parties who need to sign the document must be present, have valid government issued ids, be over 18 years old, understand what they are signing, and be signing willingly. We can provide the notarial attachment with all the correct wording.
